Statistics Canada reported that its New Housing Price Index (NHPI) declined 0.2% in September 2026 from August. The release, published on 22 October, measures changes in the selling prices of new homes, based on prices agreed between builders and buyers when contracts are signed. Its published changes are not seasonally adjusted and are not subject to revision.

Provincial movements were mixed. Newfoundland and Labrador recorded the largest decrease among provinces, at 1.2%. New Brunswick fell 0.4%, Ontario 0.5%, Saskatchewan 0.7%, Alberta 0.1%, and Nova Scotia 0.2%. Quebec, Prince Edward Island and Manitoba were unchanged from August. British Columbia was the only province in the release with a monthly increase, up 0.5%.

The national index covers new single detached houses, semi-detached houses and townhouses. The agency says detailed house specifications are held constant between consecutive periods, so the index tracks price changes for comparable homes rather than shifts in the mix of homes sold. Collected prices are market selling prices less value-added taxes, including the federal GST and provincial HST.

The index is available for Canada, provinces and 27 census metropolitan areas. The September release does not state a national dollar price for a typical new home; the reported 0.2% change is an index movement, not a direct statement that every home became cheaper by the same amount. Coverage has been expanded with additional data sources since the August 2025 reference period, and the agency says that work is ongoing.

Statistics Canada’s next NHPI release, for October 2026, was scheduled for 18 November. The monthly index is one measure of new-home selling-price movement; it does not represent resale prices, rents, the total cost of home ownership, or the affordability of housing for a particular household.

Because the NHPI uses prices agreed at contract signing, its monthly movement can differ from changes in asking prices, completed-home values or costs faced by existing homeowners. Its constant-quality design also means the index is intended to compare similar specified homes across periods. The index should therefore be read as a measure of new-home transaction-price movement under the survey’s coverage and methods, rather than as a complete account of the housing market.

The provincial figures reinforce that the national decline was not universal: three jurisdictions in the release were unchanged, and British Columbia rose while the national index fell. Those reported movements are not a ranking of home affordability, since the NHPI tracks price changes rather than household income, mortgage costs, taxes or the number of homes available. The next publication will provide another monthly observation, but a single month does not establish a longer-term trend.
